Why Commercial Heating Servicing Is a Legal Requirement

Commercial heating servicing is not optional. If you own, manage, or lease a commercial property, you have a statutory duty to maintain every gas appliance, flue, and section of pipework in a demonstrably safe condition.

The Gas Safety (Installation and Use) Regulations 1998 place a strict legal obligation on employers and commercial landlords to ensure all gas appliances and installations are maintained by Gas Safe registered engineers holding the correct commercial ACS qualifications. Unlike domestic gas work, commercial heating systems require engineers with specific accreditation for the exact type and capacity of equipment being serviced – a standard domestic ticket does not cover commercial radiant heaters, industrial warm air units, or high-capacity boiler plant.

The Health and Safety at Work Act 1974 reinforces this through the Workplace (Health, Safety and Welfare) Regulations 1992, which legally require employers to maintain a minimum workplace temperature of 16°C for general working conditions (13°C where physical work is performed). A heating system failure caused by neglected maintenance is a direct breach of these regulations.

Insurance is equally unforgiving. Commercial property insurance policies explicitly exclude damage arising from lack of maintenance. Insurers require documented proof of regular servicing – valid CP15 and CP17 gas certificates or CD11 oil certificates – as a condition of cover. Without these records, a claim following a breakdown will be denied. The policy covers sudden, unforeseen events – not the foreseeable consequences of neglected equipment. Heating issues that could have been prevented through routine maintenance become evidence of negligence, not grounds for a payout.

The consequences of non-compliance are severe: HSE enforcement action, unlimited fines, criminal prosecution, and invalidated insurance. For owners of commercial properties, there is an additional dimension – heating efficiency directly affects a building’s EPC rating. With MEES regulations tightening to EPC C by 2027 and EPC B by 2030, poorly maintained heating plant doesn’t just risk gas safety and insurance – it risks the legal lettability of the property itself.

Our Commercial Heating Services

AJK provides a full range of services covering every aspect of commercial heating – from planned maintenance services and compliance certification to new installation and emergency breakdown repair of commercial heating equipment.

Servicing & Maintenance

Routine servicing, annual safety inspections, combustion analysis, and compliance certification. Every service visit produces the correct documentation – CP15, CP17, or CD11 certificates – giving you audit-ready records that satisfy both insurers and regulators. Our maintenance services cover all commercial heating and hot water systems across gas, oil, LPG, and electric.

Installation & Commissioning

We install commercial heating systems of all types – boilers, warm air heaters, radiant heating, underfloor heating, and heat pumps. All work is tested and commissioned to the relevant IGEM standards, with CP16 certification confirming safe installation, strength testing, tightness testing, and purging of new pipework.

Repair & Emergency Response

Fault diagnosis, breakdown repair, and emergency services when your commercial heating fails. Whether it’s a boiler lockout, a failed warm air heater in a warehouse, or a pressure drop across a heating network – our engineers diagnose and resolve the issue to minimise disruption to your operations. AJK delivers practical heating solutions backed by 35 years of commercial experience.

Types of Commercial Heating Systems We Service

AJK services all types of commercial heating system across gas, oil, LPG, and electric – from single boilers to multi-system plant rooms.

Commercial Boilers

Servicing, repair, and replacement of commercial gas, oil-fired, and LPG boilers across all major manufacturers. From single boilers feeding radiator circuits to multi-boiler plant rooms serving large buildings, our engineers hold the commercial ACS and OFTEC qualifications for the equipment. Whether you’re maintaining existing oil heating systems or commissioning new boilers, we cover the full boiler lifecycle. For boiler-specific detail, see our dedicated commercial boiler service page.

Warm Air Heaters & Cabinet Heaters

Indirect-fired warm air heaters and cabinet heaters for warehouses, workshops, and large commercial spaces. AJK has direct experience with Powermatic units – including an £18,000 installation at a Salisbury Plain operational facility – and services all major warm air heating brands.

Radiant Tube Heating

Gas-fired radiant tube heaters for high-volume spaces – warehouses, hangars, and industrial units. Radiant heating delivers energy-efficient heat by warming surfaces and occupants directly rather than heating the entire air volume. AJK completed a £35,000 full radiant heating system replacement including gas pipe reconfiguration and electrical controls redesign.

Heat Pumps

Commercial air source heat pumps – installation and maintenance for commercial properties. AJK is FGAS registered and delivers MCS-aligned service. Heat pump maintenance focuses on the refrigeration cycle, evaporator coil performance, and weather compensation controls to maintain energy-efficient performance.

Underfloor Heating

Commercial hydronic underfloor heating systems – manifold servicing, flow balancing, inhibitor dosing, and actuator testing. Maintaining correct heating system pressures and water quality prevents sludge build-up that restricts flow and creates cold spots across large floor areas.

Plant Room Servicing

Centralised heating plant – boiler plant rooms, multiple interconnected systems, pipework infrastructure, and HVAC controls. AJK completed a £40,000 swimming pool plant room refurbishment in Bristol, demonstrating capability across complex, multi-system commercial environments.

Commercial Heating Maintenance & Service Contracts

A planned preventative maintenance (PPM) contract is the most cost-effective way to manage commercial heating compliance. Rather than reacting to breakdowns, a PPM programme schedules inspections and servicing of commercial heating systems at the intervals required by legislation and manufacturer guidelines – reducing unplanned downtime, controlling costs, and keeping your compliance documentation current.

What a PPM contract includes

  • Scheduled inspections and combustion analysis at mandated frequencies
  • Safety certification – CP15, CP17, CD11 – issued on every visit
  • Compliance documentation retained and audit-ready for insurers and HSE
  • Priority emergency response for contract clients
  • Condition reporting and recommendations to prevent failures before they occur

SFG20-aligned maintenance

AJK structures maintenance to ensure compliance against the SFG20 industry standard – the UK’s definitive specification for building maintenance. SFG20 categorises every task by priority: statutory (red) tasks are executed at the frequencies required by law, while best-practice (amber) tasks prevent breakdowns and optimise heating system efficiency. This structured approach gives facilities managers and compliance officers a defensible, auditable maintenance programme for every commercial premises under contract.

Maintenance of commercial heating assets on a PPM basis consistently costs less than reactive breakdown repair – and it protects your insurance cover, your compliance record, and your business continuity.

Commercial Heating Service FAQs

How often should a commercial heating system be serviced?

At minimum, annually – this is a legal requirement under the Gas Safety (Installation and Use) Regulations 1998 for all gas-fired systems. Many commercial heating systems require more frequent servicing based on manufacturer guidelines, a site-specific risk assessment, or the SFG20 maintenance schedule for the equipment type.

What does a commercial heating maintenance service include?

A commercial heating maintenance service typically includes a visual inspection, combustion analysis, flue gas testing, safety interlock checks, and cleaning of key components such as burners and heat exchangers. The engineer issues the appropriate compliance certificate – CP15 for gas boilers, CP17 for gas installations, or CD11 for oil-fired systems.

What types of commercial heating systems are there?

The main types are commercial boilers (gas, oil, LPG), warm air heaters, cabinet heaters, radiant tube heaters, air source heat pumps, hydronic underfloor heating, and district heating systems. Each requires different maintenance protocols and engineer qualifications.

How can I improve the energy efficiency of my commercial heating system?

Regular servicing is the most effective step – combustion tuning, heat exchanger cleaning, and controls optimisation restore efficiency lost through normal operation. Beyond routine maintenance, commercial heating solutions such as BMS integration, weather compensation, and upgrading to energy-efficient systems all contribute. For expert advice on your building, contact our team.

What heating systems are suitable for large commercial buildings?

It depends on the building type and use. Warm air heaters and radiant tube heating suit high-volume spaces like warehouses and hangars. Boiler-fed radiator or underfloor systems work well in offices and healthcare settings. Heat pumps are an increasingly energy efficient option for heating systems in office buildings seeking to reduce carbon emissions.

What should I do if my commercial heating system breaks down?

Contact a Gas Safe registered commercial heating engineer immediately. Do not attempt to restart a system that has locked out due to a fault – this could indicate a gas safety issue. AJK provides emergency commercial heating system repair and rapid response to minimise downtime.
