Comprehensive Commercial Boiler Services for Your Business

AJK Services has delivered commercial boiler service, maintenance, and repair across the South of England for over 35 years. As Gas Safe registered and OFTEC certified engineers, we service gas-fired and oil-fired commercial boilers in commercial properties of all types – from offices and schools to MOD facilities and NHS hospitals.

Our services cover the full lifecycle of your heating and hot water system:

  • Annual servicing – comprehensive inspection, combustion analysis, and CP15/CP17 certification
  • Planned preventative maintenance (PPM) – scheduled contracts to keep your business running without unplanned downtime
  • Emergency repairs – rapid response when your heating system fails
  • Installation and replacement – from site survey to commissioning

Your commercial boiler sits at the centre of three overlapping obligations. The Gas Safety (Installation and Use) Regulations 1998 require gas appliances in commercial premises to be maintained in safe condition. Commercial insurers require documented annual servicing as a coverage condition. And all major manufacturers void warranties without service records. A missed service does not just risk a breakdown – it puts your insurance cover, legal compliance, and warranty protection at stake.

We provide commercial boiler services that ensure the safety and reliable operation of your system, with full documentation issued on every visit.

Why a Commercial Boiler Service Matters

Servicing a commercial boiler is not a discretionary maintenance task. It is a condition of your insurance policy, a requirement of your boiler warranty, and a legal obligation under health and safety law.

Commercial property insurers – including Aviva and AXA – require documented annual servicing as a coverage condition. Without current service records, your insurer can deny any boiler-related claim regardless of its cause. The service certificate is a financial protection document, not just evidence of maintenance.

All four major UK boiler manufacturers also require annual servicing to maintain warranty coverage:

ManufacturerRequirementConsequence of Non-Compliance
ViessmannAnnual service by certified engineerYears 2+ of warranty void
VaillantAnnual service; Benchmark logbook requiredCommercial systems guarantee void
Worcester BoschAnnual service; service record requiredGuarantee reduced or invalidated
BaxiAnnual service; registration within 30 daysWarranty drops from multi-year to 1 year

Beyond insurance and warranties, health and safety offences carry unlimited fines and up to 2 years’ imprisonment. Emergency repairs cost 2–5 times more than planned maintenance. Annual servicing is the most cost-effective route to peace of mind – and the surest way to avoid the costly repairs, voided insurance, and boiler problems that come with neglect.

Commercial Gas Safety Certificates and Compliance

After a commercial boiler service, you receive specific documentation for your compliance file. The UK commercial gas safety system uses a certificate framework that your insurer, auditor, and compliance officer will expect to see:

CertificateNameScopeWhen Issued
CP15Plant Commissioning/Servicing RecordFull boiler service certificate – inspection, cleaning, combustion analysis, condition reportAfter each service
CP16Gas Testing and Purging RecordNew gas pipework installations and modifications only – not issued during routine servicingAt installation
CP17Commercial Gas Installation Safety ReportAnnual safety inspection of all gas installations in the buildingAnnually
CP42Commercial Catering Gas Safety CertificateCommercial kitchen gas appliances (fryers, ovens, ranges)Annually

CP15 vs CP17: A CP15 is a full service certificate for an individual appliance – internal cleaning, burner strip-down, performance optimisation, and safety check. A CP17 is a broader safety inspection covering all gas installations in the building. Both are typically completed during the same annual service visit. If your premises has commercial kitchen equipment, you also need a CP42.

Only Gas Safe registered engineers holding specific commercial endorsements can issue these certificates.

What a Commercial Boiler Service Involves

Every commercial boiler service follows a structured five-phase procedure:

  1. Visual and external inspection – gas and water leak checks, boiler casing and pipework condition, flue system integrity, ventilation assessment
  2. Internal inspection and cleaning – burner strip-down, heat exchanger inspection, debris and soot removal, seal and gasket replacement
  3. Combustion analysis – calibrated flue gas analyser readings (CO, CO₂, O₂, flue temperature), burner adjustment to ensure the boiler runs efficiently
  4. Component testing under load – gas pressure and flow rate, safety controls (thermostats, pressure relief valves, interlocks), operating pressure verification
  5. Documentation – CP15 service certificate, CP17 safety inspection certificate, condition report with combustion analysis readings and maintenance recommendations

Commercial Boiler Service and Repair

Every commercial building has different requirements. Here are the servicing options we offer.

Annual Boiler Service

The annual service covers the full five-phase procedure – inspection, combustion analysis, component testing, and documentation. You receive CP15 and CP17 certificates, and your manufacturer warranty coverage is maintained. For most commercial properties, this is the minimum requirement to satisfy Regulation 35, meet insurance conditions, and keep the boiler running smoothly.

Planned Preventive Maintenance (PPM) Contracts

PPM contracts take maintenance and servicing beyond the annual visit. For buildings where heating reliability is business-critical, preventative maintenance is the difference between controlled costs and emergency spending.

A typical commercial boiler PPM contract includes:

InclusionDetail
Annual service visitFull inspection with CP15/CP17 certification
Quarterly/monthly inspectionsComponent checks, minor adjustments, safety controls testing
DocumentationElectronic records emailed on completion
Emergency call-out24/7/365 facility
Preferential ratesReduced rates for emergency work

TierFrequencyTypical CostPurpose
Annual serviceOnce per year£135–460Minimum compliance
PPM contractQuarterly to monthlyFrom £250+VAT/yearCompliance + reliability + cost control
Reactive/breakdownUnscheduled£225–675 per incidentLast resort

PPM delivers a 12–25% cost reduction compared with a reactive-only approach, while satisfying insurance policy conditions and maintaining manufacturer warranty coverage simultaneously. For any type of commercial boiler, planned boiler maintenance is the most cost-effective strategy.

Emergency Boiler Repair

When a boiler breaks down, response times matter. Our engineers carry diagnostic equipment and common replacement parts for first-visit resolution. Emergency service and repair is available for all commercial boiler types – though the goal of regular servicing is to minimise reactive callouts and the costly repairs that come with them.

Commercial Boilers, Water Heaters and Heating Appliances We Service

We service gas-fired and oil-fired commercial boilers from all major manufacturers, from light commercial (40–70kW) through to large commercial heating systems up to 600kW. Our OFTEC registration means oil-fired boilers are serviced to the same standard as gas – a capability few competitors offer. We also service commercial water heaters, warm air heaters, and associated plant room equipment including pressurisation units, plate heat exchangers, and expansion vessels.

Commercial Boiler Services for All Commercial Properties

We service commercial boilers across every type of commercial property:

  • Healthcare (NHS, care homes) – 24/7 heating and hot water critical; CQC inspection readiness
  • Education (schools, universities) – term-time scheduling; DBS-cleared engineers
  • Defence and government – MOD approved contractor; security-vetted engineers for restricted sites
  • Hospitality (hotels, leisure) – out-of-hours servicing; minimal guest disruption
  • Commercial offices – PPM aligned to lease obligations; outside core hours
  • Industrial and manufacturing – high-output systems; complex plant rooms
  • Motorsport and specialist facilities – trusted by Formula 1 teams for dependable, reliable building services

Commercial Boiler Service FAQs

How often should a commercial boiler be serviced?

Annual servicing is the accepted standard. Regulation 35 of the Gas Safety (Installation and Use) Regulations 1998 requires gas appliances in commercial premises to be maintained in safe condition. Insurance policies and manufacturer warranties both require 12-monthly servicing as a minimum.

What is a commercial gas safety certificate?

A CP17 – formally the Commercial Gas Installation Safety Report – is the annual safety certificate for non-domestic gas installations. It covers all gas appliances, pipework, flues, and ventilation in a commercial building. It is distinct from a CP12, which applies to domestic properties only. Only Gas Safe registered engineers with commercial endorsements can issue a CP17.

How much does a commercial boiler replacement cost in the UK?

Costs vary significantly depending on boiler capacity, fuel type, system complexity, and building constraints. AJK provides detailed site surveys and written quotations – contact us for a no-obligation assessment.

What are the signs a commercial boiler needs replacing?

The main indicators are: age (most commercial boilers have a 15–20 year lifespan), increasing breakdown frequency, declining efficiency despite servicing, rising energy costs without increased demand, and difficulty sourcing replacement parts.

What is the difference between a boiler service and a gas safety check?

A CP15 (full service) includes internal cleaning, burner strip-down, combustion analysis, efficiency optimisation, and performance testing. A CP17 (gas safety inspection) covers visual checks, gas tightness testing, safety device functionality, ventilation, and flue integrity. The CP15 is more comprehensive for the individual boiler; the CP17 covers all gas installations in the building. Both are typically completed during the same visit.

Do oil-fired commercial boilers need servicing?

Yes. Oil-fired commercial boilers require annual servicing on the same principle as gas-fired systems. OFTEC registered engineers are recommended. AJK is both Gas Safe and OFTEC registered, meaning we service gas and oil commercial boilers to the same standard.
