Why Regular Emergency Lighting Servicing & Maintenance Matters
Emergency lighting exists for one moment: when the mains power fails. In a fire emergency or power failure, your emergency lighting system – or emergency escape lighting- is the standby lighting that provides the emergency illumination, lighting escape routes and guiding occupants to safety.
The importance of emergency lighting is why regular servicing and maintenance is a legal duty, not a discretionary cost: in a fire or power outage, functioning emergency lighting must keep escape routes visible. An unserviced system cannot be proven to work – and it fails fire safety audits, jeopardises insurance, and exposes the Responsible Person to enforcement.
42% of fire safety audits in England were unsatisfactory in the year to March 2025– the lowest compliance rate since 2011. Emergency escape routes and exits, which depend on working emergency lighting, were among the most commonly recorded failures (10,323 breaches logged). What's Included in an AJK Emergency Lighting Maintenance Contract
An AJK contract delivers the maintenance and servicing your system needs – planned preventative maintenance (PPM): a fixed schedule of professional servicing, tests and inspections that keeps your emergency lighting system in working order, tailored to your premises and risk profile.
| Service element | What it covers |
|---|---|
| Annual contract (PPM) | Tailored to your premises and risk profile |
| Monthly & six-monthly checks | Functional (“flick”) tests — by your Responsible Person or by us |
| Annual 3-hour duration test | Full discharge test, confirming the required 3-hour run time |
| On-the-spot component replacement | Failed batteries, lamps and luminaires replaced on the visit |
| Logbook & certificate | Logbook upkeep every visit, plus your annual compliance certificate |
| Out-of-hours call-out | Emergency call-out for contract clients |
We fix what fails, on the visit. Where practical, our technicians replace emergency light batteries, lamps, failed luminaires and illuminated safety signs during the same visit, rather than booking a return. Larger remedials are quoted separately.
Your Legal Duty: The Responsible Person & BS 5266
The Responsible Person and the Regulatory Reform (Fire Safety) Order 2005
Under the Regulatory Reform (Fire Safety) Order 2005, every non -domestic premises has a Responsible Person – usually the employer, owner or facilities manager – who must keep emergency lighting in efficient working order. The maintenance of emergency lighting is a legal requirement, and failing to provide it is an offence.
BS 5266 -1:2025, BS 5266 -8 and BS EN 50172
Compliant emergency lighting is governed by the British Standard BS 5266 and its companion standards. AJK maintains to all three, on the current edition:
| Standard | What it governs |
|---|---|
| BS 5266-1:2025 | Code of practice for the emergency lighting of premises — the headline standard, current edition |
| BS 5266-8 | Application standard for emergency escape lighting systems |
| BS EN 50172 | European standard for emergency escape lighting systems |
How maintenance supports your fire risk assessment
Your fire risk assessment identifies emergency lighting as a control measure within your fire safety plan; servicing keeps that control valid. A maintained, certificated system is the evidence auditors and insurers want. As a BAFE -registered firm, AJK keeps your system maintained to the highest standards, ensuring compliance with UK fire safety regulations and keeping your premises safe and compliant.
Premises & Systems We Maintain
Offices, hotels, retail, industrial and public -sector premises
Offices, hotels, retail, warehouses, industrial sites, schools and public -sector buildings – wherever emergency lighting protects an escape route, we service it. The emergency lighting of premises like these is exactly the work AJK has delivered for 35+ years.
HMOs and landlord common areas
Landlords and managing agents carry a specific duty in houses in multiple occupation (HMOs). Emergency lighting in HMO common areas – stairwells, corridors, shared exits – must meet BS 5266 -8. We maintain HMO emergency lighting to those requirements.
Maintained, non -maintained, self -contained and central battery
How your system is built shapes the visit. We maintain whatever you have, regardless of the original emergency lighting design:
| System type | What it means |
|---|---|
| Maintained | Lit at all times, on mains and battery |
| Non-maintained | Illuminates only when the mains power fails |
| Self-contained | Each luminaire has its own battery – common in commercial premises |
| Central battery | Luminaires run from one central battery – common on larger and healthcare sites |

Through - Life Support: Installation, Testing & Maintenance
Maintenance is the final stage of the emergency lighting lifecycle – design, installation, commissioning, then maintenance. AJK delivers all of it: our emergency lighting installation and emergency lighting testing services sit alongside this one.
Emergency lighting and fire detection are rarely managed alone. On the same contract we keep the rest of your fire safety equipment compliant – fire alarm systems and evacuation alert systems, fire extinguishers, fire doors, fire protection and fire training. Where you need fire alarm and emergency lighting maintenance together, we deliver both under one combined contract – one team for the testing and maintenance of all your fire equipment.
